As Managing Agents, our role in this process is to respond promptly to requests vital to a successful sale

When a leasehold property, or a freehold property forming part of an estate, is sold, it is standard practice for the solicitors acting on the sale to raise conveyancing enquiries. These are typically directed to the Managing Agent, and may include requests for information, receipting notices of transfer, and issuing the appropriate certificates. Our role in this process is to respond promptly and accurately to conveyancers’ requests, ensuring that all requirements are dealt with efficiently and that the correct procedures are followed in a professional and streamlined manner.

New Owners

When we are notified of completion by the buyer’s solicitor, we issue a welcome pack to new owners. This includes key information on how to contact us, details of the management company, information about the development, and guidance on service charges.

If you will not be residing at the property, please provide an alternative correspondence address. If you have purchased a property and have not heard from us within a few weeks of completion, please contact us directly, as we may not have received the formal notice of transfer from your solicitors.

Service Charges

Details of any notices and certificates required on the sale of a property are included within the Leasehold / Freehold Enquiries Pack. If you require further information or have any queries in relation to notices and certificates, please contact us using the details provided below in the page footer.

Notices & Certificates

Upon request we can provide an up-to-date service charge statement immediately prior to completion. All service or estate charges relating to the property should be fully paid to date. Where charges are outstanding, they should be correctly apportioned by the conveyancers and settled as part of the sale.

Ensuring this process is followed will help avoid disputes relating to outstanding service charges following completion.

Leasehold / Freehold Enquiries Packs

We can provide a Leasehold or Freehold Enquiries Pack (sometimes referred to as a Management Pack). Each pack includes the information required under the LPE1 and LPE2 forms published by the Law Society, in conjunction with the Royal Institution of Chartered Surveyors and other professional bodies.

Our fees, inclusive of VAT, are as follows:

£450 for a Leasehold Enquiries Pack

£300 for a Freehold Enquiries Pack

To request a pack, please:

Transfer the appropriate fee using the bank details provided below

Email us to confirm that payment has been made, clearly stating the property address to which the request relates

Provide the email address to which the pack should be sent

Unfortunately, we are unable to accept card payments over the phone.

We recommend ordering your enquiries pack as early as possible in the conveyancing process. Our standard turnaround time is 15 working days from receipt of both the order and the fee. While we will endeavour to accommodate urgent requests where possible, this will be subject to current workload and enquiry volumes
